Best Tips for Staging Your Home

You want all potential buyers to believe your home is worth every penny you’re asking for. Here are some of the best tips when it comes to staging your home for sale.


De-Personalize Your Home: Buyers want to picture themselves living in your home. Brightly coloured walls, toys and family pictures can make it hard for a potential buyer to visualize “what could be”. Remove all family photos, and, if necessary, paint walls a neutral, warm colour. Open the windows and let the sun shine in!

De-Clutter and Freshen Up: You want your home to be in top notch condition for all potential buyers. Make sure your kitchen countertops are clean and clear of small appliances. Ensure that all kitchen linens and all house linens are clean and tidy. Ripped screen? Paint chips? Time to fix all the little things you’ve been putting off.

Furniture: Place your furniture to create focal points in your room. If necessary, rearrange your furniture so that your rooms appear bigger, this could mean moving couches and chairs away from walls so that the traffic flow from one room to the next appears more natural. Don’t overcrowd rooms – storage space sells!

Building a Memorable First Impression: New paint and new window coverings can help freshen up any room. Out-dated cabinets? Try staining them instead of replacing them. Animals can be a turnoff to some home buyers – make sure to keep any evidence of your critters under wraps. Be extra vigilant when vacuuming and washing, and steam clean all carpets. Make sure all extra loved pet toys are hidden during scheduled tours.

Curb Appeal: Curb appeal is your potential buyers first impression of your home. Make sure your house siding is clean, including eavestroughs, and all repairs are in order. Ensure your windows are sparkling, grass is trimmed, or snow is shoveled. Add some colour by placing plants and flowers along the walk way or by the front door, leading up to a clean and inviting door mat. Breathe some new life into a worn patio or deck with a little bit of paint. Don’t forget to stage outdoors.

Edmonton & Area Real Estate Market Update – January 2016

Happy New Year!  What better way to ring in the New Year than with a real estate update for the Edmonton & surrounding areas!

Although the market may not seem as “rosy” as we’ve seen in years past, fret not.  Especially if you’re buying and selling in the same market.  🙂  We anticipate that the real estate market in Spruce Grove, Stony Plain, and Parkland County will be impacted at a slightly higher level than that of Edmonton’s.  There is more supply at the moment than there is demand – it’s a buyer’s market, with cheap interest rates and many good options to choose from, this is the perfect time to buy, especially if you’re thinking of buying your first investment property.

Day 11 – Jubilee Park

There’s nothing we love more than free activities!  It’s Day 11 of our 12 Days of Christmas, and today we’re at Jubilee Park – a 60-acre oasis on the east end of Spruce Grove.  There’s so much to do here in the winter – come with us as we check it all out!

Day 9 – Parkland Food Bank

Day 8 – Peppermint Sugar Scrub

It’s DIY time again, and today we’re making a Peppermint Sugar Scrub for Day 8 of our 12 Days of Christmas.  It’s super easy to make, very inexpensive, a fabulous gift idea, AND it smells great to boot!


Here’s our “How-To” Recipe:

  • Jars/containers – something to put your scrub in once complete
  • 4 cups of Sugar
  • 1 cup of Coconut Oil
  • 2 tbsp of Peppermint Extract
  • A few drops of Food Colouring (we chose green for the holidays)

Heat the coconut oil for 20-30 seconds in the microwave (just enough so it’s soft and easy to mix, but not so much that it’s very oily and runny).  Add the sugar, peppermint extract, and food colouring to the coconut oil.  Mix it all together until it’s well combined.  If the consistency is too wet for your liking, add a bit more sugar.  If too dry, add more coconut oil.  Spoon into jars/containers, decorate your jars (if desired), and voila – your scrub is complete!

Day 6 – Tobogganing

We’re loving us some Tobogganing in the City of Spruce Grove for Day 6 of our 12 Days of Christmas!  There’s nothing better than sledding down a hill with friends and family.  Especially when you’re with little ones who’ve never tobogganed before.  🙂

Day 5 – Reindeer Cupcakes

There’s nothing we love more than spending time with family, and at Christmas time we bake…. A LOT!  So, we can’t think of anything more appropriate than decorating Reindeer Cupcakes on Day 5.  And we were fortunate enough to have our favourite niece decorate with us, although she did more eating than decorating.  🙂


Here’s what you’ll need to transform your cupcakes into “Reindeer Cupcakes”:

  • Chocolate Cupcakes with Chocolate Icing (you can either buy them already pre-made from the store, or make your own)
  • Pretzels
  • Vanilla Wafers
  • M&M’s
  • Chocolate Icing
